How do I reserve this property? What is the method of payment? Is there an advantage to booking direct with the owner?

We have an online booking calendar on this website. Select your dates and book your home online via a major credit card. We accept Visa, MasterCard, or Discover credit or debit cards. Booking directly with the owner can save you up to 10-18% over other websites such as VRBO, HomeAway, AirBNB, and FlipKEY which all charge the customer a booking fee. We do not have a third-party booking or transaction fee.


What is your cancellation policy?

Please contact our office as soon as possible if you must cancel or change your reservation. If you cancel your reservation more than 60 days prior to the arrival date, you will receive a refund of all monies paid less a $250 cancellation fee. If you cancel your reservation within 60 days of the arrival date, you will lose all monies paid unless you have purchased Trip Insurance. (See below information regarding Trip Insurance). You must email us a notice of cancellation. Cancellations of leases over 30 days will forfeit a cancellation charge of $1,000.

Do you offer Trip Insurance?

Two types of trip insurance are offered via TravelGuard during the online booking process. Trip insurance is optional, but we highly recommend purchasing it. You can review the specific details during the online booking.

Do you require a damage deposit?

No, we do not require a damage deposit. A non-refundable damage fee is included in the total rental cost. The damage waiver will cover reimbursement for non-intentional damages up to $1500. Please notify us immediately if any damages occur.

When is the 2nd payment due? Do you automatically charge our credit card? Can someone else pay the 2nd payment?

The 2nd payment is due 60 days prior to your arrival date. We will not automatically charge your credit card. A secure payment link will be sent to the email address used during your online booking about 2 weeks prior to your due date. It will come from our reservation system at ivacationline.com, so make sure to allow those emails. If you do not receive this email, make sure to check your spam or junk mail folders. The 2nd payment via credit card can be made by someone else.

How far are the properties to the beach? Is the beach access public or private?

A Google map is located on this website and it will show you the exact address of the property.

Emerald Shores: The homes are a short walk to our private beach and pavilion. The pavilion has restrooms, showers, beach service and a seasonally operated Bar-N-Grill. This is the only residential community in Destin to have this feature.
Leeward Key Condo: The private beach is directly across the street and is accessible via the Leeward Keys pool.
Pavilion Palms Condo: The public beach is a short-walk away and has public restrooms and showers.

How and when will I receive access codes to the property?

Access codes will be emailed to the email address provided during your online booking. We do not have a key pick-up as all properties have electronic locks. You will also need access codes to enter the community, access the pavilion and access the restrooms. The access codes will come from the ivacationonline.com reservation system. Please check your junk or spam mail if you do not receive the codes within 7 days of your arrival.

What is the Beach Service and is it included in our rental? How much is it to rent chairs or water sports equipment?

Emerald Shores: The beach service provides chair and umbrella set-ups as well as water sport equipment for a rental fee (Spring - October). This is an optional service and the rates are posted in the home and at the beach. You can take your own gear to the beach as each home has two pull wagons for your use. Tents are not allowed on the beach. The only "tent" like item allowed is one that is specifically designed for an infant.

Leeward Key Condo: Guests will receive one free set-up consisting of two chairs and one umbrella (Spring - October). Tents are not allowed on the beach. The only "tent" like item allowed is one that is specifically designed for an infant.

Pavilion Palms: There is seasonal beach services at various locations and you can take your own gear to the public beach.

When are the community pools heated?

Emerald Shores: One of the two community pools will always be heated when cooler temperatures warrant.

North Pool Schedule: Heated until the beginning of the 1st full week in March
South Pool Schedule: Heated Thanksgiving & Xmas weeks and starting with the 1st full week in March

Leeward Key: One of the two community pools will always be heated when cooler temperatures warrant. 

Pavilion Palms:  The community pool will be heated during Spring Break, October Break, Thanksgiving and Xmas weeks. 

Do you have an Armband Policy for the use of the Pavilion, Private Beach and Community Pools? Is there a fee?

Emerald Shores: Yes, the Community has a seasonally enforced Armband Policy and it is effective during these peak periods: Spring Break through the October Break.
A $30 non-refundable fee is collected for your issued set of Guest Armbands. Children 12 years of age and under are not required to wear an armband.
Please take your lease and a valid ID (or photo on smart phone) to the pavilion. The pavilion attendant will be responsible for collecting the fee, logging the lease and providing you with the Armbands.

Leeward Key Condo: Six RFID armbands are located in the unit. Children 12 years of age and under are not required to wear and armband. The bands will allow you access to both pools, the beach and the fitness room.

Pavilion Palms: No armbands are required.

Do you have bicycles at the home or do you know a place that we can rent them?

We do not provide bicycles but you can easily rent them and they will even drop-off to the home and pick-up for free. The closet and most convenient bike rental is La Dolce Vita located in the Leeward Key Condo parking lot (this is next to Emerald Shores south gated entrance).

Is there a washer and dryer in the home? How about an iron and ironing board?

Yes we have a full-size washer and dryer in all the properties. All properties have an iron and ironing board.

Do you provide a crib, high-chairs or booster seats for small children?

We keep a pac-n-play in the home. However, If you need other child related items, we recommend you make an advanced reservation at www.cribconnection.com which will deliver and pick-up from the home.

How do I get a street legal golf cart? Can I legally operate it on the streets?

Our affiliate is www.DestinCarts.com and you will receive 10% off the rental of a street legal six person electric golf cart by booking this home. These carts are legal to operate on any street with a speed limit of 35 mph and under. Park only in the driveway and not on the street or in the yard. Please ask for an extension cord.

Do you supply linens?

Yes. Linens for the home are provided. All bath towels, wash cloths, bed sheets, pillow cases, and kitchen towels, are provided.

Is WIFI and Cable Television provided?

Yes, free WIFI and Cable TV are provided. The WIFI passwords will be provided via email and are also posted in the home.

Can we check in early, drop-off our luggage OR park in the driveway?

No. Our check-in time is at 4pm CST.

Emerald Shores: Please do not park in the driveway or interrupt the cleaning & inspection staff as they will be preparing multiple homes for guest arrivals. The home has an electronic lock that will coincide with the check in time. We are on central time, so please plan your trip accordingly.

Are trailers permitted? How much parking is available?

Trailers, boats, jet skis, RV's and other similar vehicles are not permitted. The home has plenty of parking. Please review this website for the specific number of parking spaces. Parking on the streets, yards or sidewalks is strictly prohibited. Overflow parking is available at either pool or the tennis courts on a first come basis. 

Are beach chairs, umbrellas and toys provided? Does the property have a pull wagon?

Emerald Shores: We do not officially supply beach chairs, umbrellas or toys, although some of these items may be at the home. We suggest you review what is there before making a trip to one of our many beach stores. Two pull wagons are provided for hauling beach gear, ice chests and toys.

Leeward Key Condo: A set-up consisting of two chairs and one umbrella is provided. You will need to show your lease document to the beach attendant.

Pavilion Palms: Beach chairs and a wagon are located in the garage.

Do you supply toilet paper, paper towels, garbage bags and soaps?

We provide a starter set which includes a roll of paper towels in the kitchen, a roll of toilet paper and hand soap for each bathroom, kitchen trash bags, dishwasher soap and soap pods for the clothes washer. Guests will need to buy additional supplies for the remainder of their stay.

What items do I need to bring?

Hair dryers, beach towels, shampoo, suntan spray/lotion, ice chests, beach gear and toys. Some condiment items may be in the home such as salt/pepper, sugar, spices, and coffee filters, although they are not officially provided.

Do you supply beach towels?

No. Be sure to bring your own beach towels and DO NOT remove any of the bath towels from the home.

Is there an outdoor gas grill?

Emerald Shores: Yes, we have an outdoor gas grill with two propane canisters.
Leeward Key Condo: Community gas grills are located at the north community pool.
Pavilion Palms Condo: No gas or charcoal grills are allowed on any balcony. No community grills exist.

What small kitchen appliances and cooking utensils are provided?

We have all of the standard items that you would typically find in a kitchen for preparing family meals (pots, pans, knives, etc.) including a toaster, microwave, coffee pot and blender. Other special items include a crock pot, a griddle, and a lobster pot.

Are there any restaurants that we can easily walk to from the property?

Emerald Shores and Leeward Key Condo: Yes, several seafood restaurants are just a few minutes walk from the property. Captain Dave's On The Gulf and Kenny D.'s Beach Bar N Grill are adjacent to our beach Pavilion. If you want a little more exercise, you can easily walk to Pompano Joe's or The Crab Trap which are both family friendly gulf front restaurants.

Pavilion Palms: Pompano Joe's is located at our public beach access. You can easily walk to Kenny D.'s or Captain Dave's On The Gulf.

Where do we pick-up the keys or obtain property access information?

All properties have electronic locks so there is no key pick-up. Access codes for the home, for the entry gates, and the pavilion gates will be sent via email 1 week prior to your arrival. Driving directions will also be sent at this time.

When does the beach tram operate and are there any fees?

The beach tram operates seasonally during the peak periods of Spring
Break, Summer and Fall Break. The tram runs from 9am - 4:30pm with a
lunch break for the driver. There are no fees to ride the tram.

Who do I call for a problem after arrival? 

Our local contact information will be provided via email and it is
also posted in the home.

Is there a parking fee?

Leeward Key does charge $25 per car per stay via a parking app.
